What’s Up And What’s Down In Our Building Prices

The All Items Building Material Price Index (BMPI) for the December quarter of 2016 stood at 107.8. The index is compared to those of earlier periods to gauge the price movements of a representative list of Building Materials.

The All Items BMPI for the December quarter of 2016 registered an increase of 1.4 percent over the September quarter of 2016.

 

The details of sectional changes over the September quarter of 2016 are as follows:

Wood and Related Materials increased 2.5% due to higher prices recorded for rough gauged treated No. 1 framing grade, dressed treated No.1 framing grade, dressed treated No.1 dressing grade, dressed hardwood No. 1 framing grade, 4mm

Cement and Related Materials increased by 3.8% due to higher price recorded for aggregate, standard concrete blocks, bond beam blocks and corner blocks.

Iron and Steel decreased -1.3% due to lower prices recorded for 24 gauged standard ridge cap, ditto mild steel in concrete and blockwork, galvanized louvre frames and ditto joist hanger.

Plumbing ware decreased -0.2% due to lower prices recorded for P.V.C standard gutter, P.V.C pressure pipe, P.V.C water pipe, Ditto P.V.C downpipe, Ditto P.V.C soil pipe, waste pipe 1 ½”, washer, PVC glue and taps.

Paint and Glass decreased -2.8% due to lower prices recorded for timber primer, finishing coat (full gloss enamel), clear glass, obscure glass, vanish, paint brush, multipurpose thinner and no more gaps adhesives.

Floor and Wall Tiles decreased -5.4% due to lower prices recorded for vinyl floor tiles, glazed ceramic wall tiles, ceramic/mosaic tiles adhesive and vinyl tiles adhesive.

Door and Window frames recorded no price change recorded for this division.

Electrical and Products decreased -1.7% due to lower prices recorded for single gang switch, single power point, tube light and fittings, tube light, light bulb, light wire, energy saving bulb, starter and 2 pin plug.

Decreases were recorded in the price indices of wood & related materials (-5.2%), cements and related materials (-5.3%), iron and steel (-2.9%), plumbing ware (-6.1%), paint and glass (-0.9%), floor and wall tiles (-6.6%), door and window frames (-3.1%) and electrical products (-3.9%).

The high levels of Building material Price Index in the quarters of 2015 may have been influenced by Cyclone Winston as the public looked to rebuild their homes and properties from the damages left behind by the cyclone. The index fell by 3.7 per cent over 2015 which stood at 107.2.
