One of the most exciting pieces of tourism development land has just been released for sale through Bayles Real Estate.

Loka Estate is perfect for an integrated tourism development and will be an exciting addition to the already successful tourism infrastructure at Natadola.

The InterContinental Fiji Golf Resort and Spa and Yatule Beach Resort, both located on Natadola Bay, are well established and very successful operations

The former with a strong international market and the latter with very constant local support.

Golf course

The major tourism attraction is the Natadola Bay Championship Golf Course, a world class club that hosts the Fiji International Championship every year in early August.

The championship achieves worldwide television coverage and provides sustained exposure for the amazing beauty of the course.

Recently described by Ernie Ells, a former world number one golfer competing in the 2018 event as “beautiful, with an unbelievable landscape”, the golf course forms the northern boundary of the Loka Estate and is the drawcard for keen golfers from all around the world.

The Vijay Singh-designed golf course forms the northern boundary to the development site right down to the sea and there is the possibility of cart access from the development onto the course.

The development land being offered starts from the golf course access road on the ridge and slopes all the way down to the most beautiful ocean lagoon, complete with fringing reef that keeps the crystal clear water calm and safe at all times.

The site has an absolute beachfront facing the Pacific Ocean, which is half a kilometre long and has one of the finest white sand beach in the whole of Fiji.

Because of the slope, every lot in the development will have a stunning view looking west to the beach and the sunset.

In an area close to the beach there is a small deep blue lake that is constantly filled with fresh water runoff.

The slope flattens out as it approaches the beach, making a natural platform for a hotel development.

In the middle of the crescent of beach there is a rock outcrop that is perfect for the construction of a restaurant with a bar at the end set for spectacular views of the sunset.

The owner has had concept plans already created for the development, with areas for two separate hotels, high rise apartment accommodation up the slope and a number of private lots.

The high rise apartments follow the current segment of the tourism accommodation market showing remarkable growth worldwide.

They will be fully serviced, managed by an international group, providing top quality service but maintaining the Fiji feel.

The state lease land covers around 45 acres, all of which can be developed, has a quality road connection to the Queen’s Highway and water and power services immediately available.

All required approvals are in place and the Environmental Impact Assessment (EIA) approved.

The land is being offered as a single sale or the owner would consider a joint venture proposal.

The designs are included in the sale.

Bright future

The future of Fiji’s tourism industry is bright and industry leaders predict that over the next 10 years the industry will need to add at least 300 rooms each year to meet the predicted demand in growth.

The Natadola area, with significant tourism infrastructure already in place, will be a centre of growth for Fiji.

The Natadola surf beach, with its magnificent white sands is ranked as the finest beach environment in Fiji and the surrounding country has beautiful mountain ranges and extensive farms, with Sigatoka Town in easy reach.

And the Loka Beach development is placed at the very heart of the area.

What’s in it for investors?

For investors, all the hard work has been done to bring this stunning integrated resort into the Fijian tourism inventory.

Bayleys Real Estate (Nadi) is the sole agent for the property and is very experienced in tourism industry developments.
