Fiji Sun Property terms
Version 2026-08-property-v1
Listings are advertisements
Every listing on Fiji Sun Property is an advertisement placed by a third party. The Fiji Sun does not own, inspect, value or survey any property advertised here, is not the agent of any advertiser, and takes no part in any negotiation, agreement or payment between an advertiser and a buyer or tenant.
We do not warrant what advertisers tell us
Prices, measurements, photographs, features and tenure are supplied by the advertiser. We check listings before they appear, but that check is not a survey, a valuation, or a title search. Nothing on this site should be relied on as a statement of fact about a property.
Tenure, and why it matters here
Land in Fiji is held as freehold, as an iTaukei lease through the iTaukei Land Trust Board, or as a State lease. Lease terms, remaining years, ground rent and consent requirements differ, and they materially affect what you are buying. Confirm the title and the lease documents with a solicitor before you pay any deposit.
Never send money on the strength of a listing
See the property. Meet the person. Check the title. No legitimate seller or landlord needs a deposit before you have done those things. If anyone asks you to send money to hold a property you have not seen, stop and tell us.
What we ask of advertisers
By submitting a listing you confirm you own the property or are authorised to advertise it, that your details are accurate, and that you will take the listing down when it is no longer available. We ask every advertiser for identification and for a recent bill in their name showing the address. We may decline or remove any listing.
Your documents
Identification and ownership documents are stored privately, are never published, and are seen only by authorised Fiji Sun staff. They are deleted on a schedule once they are no longer needed.
Paid placement
Some listings are promoted as partner or featured listings. These are always labelled as paid placement. Ordering is otherwise by recency, and payment never changes how a property is described.
Reporting a listing
If a listing looks fraudulent, is already sold, or is not as described, tell us through the contact details on our contact page and we will look at it.
Liability
To the extent permitted by law, the Fiji Sun is not liable for any loss arising from a listing on this site, from any dealing with an advertiser, or from any reliance on information an advertiser has supplied.

The Fiji Sun does not own, inspect or verify any property advertised here, takes no part in any transaction, and gives no warranty as to price, tenure or condition.
